| ABSTRACT |

The James New York is located on a tight site: its atrium/garden extends below the guest suites tower and its lobby is suspended below the tower. To make these features possible, the guest suites tower is supported on four super columns on an irregular grid. The design was complicated by unusual site conditions that resulted in high seismic design forces. The article summarizes the final design of this award-winning project.
